In the UK, the Bank Of England uses base interest rate changes as a means to help control inflation. There is a marked lag in the responses of the inflation rate [CPI] to base rate changes. The stupidly high UK inflation rates during 2022-2024 were largely as a result of unsustainable increases in energy costs following ru55ia's aggression by invading Ukraine, on top of the upsets to the world economy produced during the cibd-19 pandemic. . Money, money ... It seems that no matter how careful you are with your spending, the costs for essentials - energy, food, health and housing - continue to rise.

The disparity between available properties and the demand to rent somewhere to live has got steadily worse over the past few years. In most areas the situation is an unsustainable crisis. Despite landlords being able to charge almost anything for rentals, the stock of available properties for longer term lets continues to shrink. Several reasons for this, in my opinion. Starting with saint maggie's great sell off of council [social] housing under the "right to buy" without allowing councils to build replacements. Currently, the number of buy-to-let landlords is not only decreasing overall but a lot of properties have become short term "airbnb" lets as that is supposedly far more profitable. . not my image : fair use & public education

Another aspect of the current cost of living crisis in rent inflation. This infographic shows a wide variation between the 13.7 & 13.5 for Edinburgh & London compared to the 4.3% increase for Belfast. Various causes such as a lot of the buy-to-let landlords with only a few properties are going bust or selling up is one of the main ones. Cartoon commentating on the policy that some energy suppliers have with regard to the forced fitting of pre-payment meters [these work on a much more expensive tariff and are often forced onto consumers with a debt / poor credit rating].
